Our service offerings are specifically designed for the absentee owners of seasonal properties who must manage their properties from a distance much of the year. Extreme weather, animals, mechanical failures, vandals, and tenants all present unexpected challenges in every season, and failure to quickly respond to these challenges can cause expensive damage to your property. We provide year-round care with 7-day, 24-hour availability for emergency services. The Acadia Wayside Difference Although the informal, laid-back style of Downeast Maine has its charms, it can be infuriating when you try to schedule repairs and maintenance on your home and can not get anyone to commit to schedules, to prices, or to even return your phone call. At Acadia Wayside Property Management, we strive to deliver "big city" customer service to Downeast homeowners. The Acadia Wayside Difference has three facets, communication, reliability, and flexibility. Communication We use e-mail, digital photos, and the internet to keep you connected to your Maine home at all times. E-mails and phone calls are returned the same day, seven days a week. All employees carry company-issued cellular phones with voice mail for improved accessibility. Written status reports are provided weekly. Reliability We believe in meeting schedules and budgets. We desire a long-term relationship with no surprises for the homeowner. We are an active member of the business community, registered as a Maine corporation, and a member of both the Ellsworth Area Chamber of Commerce and the Schoodic Peninsula Chamber of Commerce. We are insured. We abide by the law and pay our taxes, and we make sure that everyone working on your home does too, so you won't have a "nanny problem" when you are appointed to the Supreme Court. Flexibility We exist to handle the unexpected, and work to your schedule. We can provide ad hoc services at hourly rates, and our concierge service helps you solve any problem.
Our services are offered in three tiers:
Tier 1: Manor Minder Turnkey Service This premium service is customized to your needs and budget with the goal of totally caring for you and your property. We will serve as a single contact point for administration of any or all of the tasks outlined under "Tier 3" below. You establish the goals and budget for a season or a year, and we will make it all happen. Tier 2: Manor Minder The Manor Minder service provides the peace of mind of having an ongoing relationship with a property manager at an economical price. The basic package includes (a) a 24-hour contact point for alarm monitoring services (b) weekly on-site inspections and online status reports, (c) three to six hours per month of maintenance, management, and inspection work, (d) a customized maintenance program of care for your property, subject to your priorities and goals, and (e) a local agent to act on your behalf to select and supervise vendors, check tenants in/out, and perform spring openings and fall closings. A flexible menu of additional services are available at competitive prices, but always with one single point of contact for your approval.
Tier 3: Acadia Wayside Ad-Hoc Services Residential properties require many different forms of care. We are dedicated to providing whatever care your property needs. The following are examples of the types of services that are offered at competitive hourly rates, as needed:
