 Manor Minder Service

Our Manor Minder service establishes an ongoing property management relationship which provides peace of mind at a reasonable cost.   The Manor Minder service begins with a complimentary evaluation of your property by a certified home inspector.   Although this evaluation is not as rigorous as those performed when properties are sold, it provides a trained eye to help customize both long and short-term programs of care for your property.  Manor Minder property managers visit your property every week during the off-season, and provide you with status reports that include photographs, lists of items inspected, and suggestions of maintenance work that should be performed.  They are on call 24 hours per day for emergency response, and can be used as the "local contact" for alarm monitoring services.  This basic Manor Minder service is priced from $99 to $199 per month, depending upon the size of the property, which includes three to six hours of on-site inspection and maintenance labor per month in the base fee.

   Beyond the scope of the basic Manor Minder inspection and reporting services, our property managers will serve as your local agent to supervise as many aspects of your property management needs as you desire.   These management services are billed at flat hourly fees, ($20/hour September - April, $25/hour May - August), in one-tenth hour increments, so you only pay for those services that you actually use.  These services can include:

• Vendor selection and supervision (for landscaping, repair, snow plowing, etc.)
• Spring openings, fall closings, and between-tenant cleaning
• Routine cleaning and housekeeping
• Concierge services - when in doubt, turn to us
• Minor repair and handyman services
• Supervision of major repairs and additions
• Supervision of tenants, security deposits, local advertising, etc

   Most importantly, YOU decide the scope of our authority, and  we work for YOU to find the best services at the best prices.
